Strong Caboolture market brings forward new release

21 May 2008

Continued strong demand for homes and land in the Caboolture region has prompted the early release of Stage 2 of Devine Communities' masterplanned residential estate Belle Air Gardens at Bellmere.

The new release will hit the market about two months ahead of schedule due to the success of Stage 1 where 69 of 73 homesites have sold since the community was first launched in January. Stage 2 includes 64 lots ranging in size from 450 sqm to 800 sqm (avgerage 600sqm) and are priced from $179,000 to $214,900.

For a limited time buyers at Bell Air Gardens will also have the opportunity to purchase a home and land package with Devine Homes as part of their GREATEST HOME & LAND SALE ON EARTH promotion with special prices starting at just $299,900.

Centrally located in Bellmere in the heart of the booming Brisbane to Sunshine Coast corridor Belle Air Gardens is spread over a 12 hectare site and on completion later this year will be home to 137 families.

Devine Communities Queensland General Manager Paul Nash said Caboolture's rapid population growth and its key location in the regional transport system made it an attractive location for home buyers.

"With only four homesites remaining in the first stage we have decided to release the second stage ahead of schedule to ensure purchasers have an extensive range of options for position and price," he said.

Bellmere has become the focal point of Caboolture's considerable residential activity over the last 12 months and Belle Air Gardens will play a key role in ensuring responsible development of the suburb into the future.

Devine pushed ahead with the development of Belle Air Gardens shortly after acquiring the site in 2006 after their estates in nearby Morayfield and Burpengary sold out. The estate has been developed to provide home buyers with the opportunity to build their dream home in an integrated community setting.

Residents at Belle Air Gardens will also enjoy access to local lifestyle amenities, including in excess of 600m of new bicycle path and a large community parkland. Bellmere is well serviced by the Bruce Highway and rail infrastructure that includes Caboolture Railway Station providing frequent services to the Brisbane CBD and Nambour. It also has easy access to Brisbane Port and the Brisbane Airports.

Mr Nash said Belle Air Gardens also offered a large choice of Devine Homes’ housing solutions, with each aiming to make the most of each block by using site orientation to take advantage of outlook and solar benefits.

"Our urban designers seek to ensure community safety with homes overlooking public spaces and other key features. And, of course, we pay a great deal of attention to providing open spaces, enjoyable streetscapes and landscaping that our residents can enjoy daily," he said.

"To help us do all that, we have strict design guidelines, covenants, and quality controls. We employ specialists who are expert in architecture, housing energy efficiency and urban design."
